The 2009 budget was mailed out to you previously. After mailing management noticed that the Plumbing/Electrical category was not there making the budget not add up. As you are aware City Plaza Owners Association is a non profit organization which means total Expenses must match with total Revenue. The Plumbing/Electrical category was separated from the Building Repairs category. The building repairs and general maintenance category will be strictly for upkeep in the building such as: painting front doors as needed, replacing rotted wood on patios and siding throughout all buildings, repairing cracks on breezeway, installing new wood fence on the back of the property, sidewalk and curb repair through out property and replacing metal doors in the clubhouse as well as any building expense incurred to prepare for new cable company. Most of the cable installation fees will be part of new contract as we negotiate but not all. Our TV Max contract expires in June 2009 and bids will be gathered for cable contract replacement. This would also include any unforeseen repairs. Also for the plumbing and electrical category, as the property ages we have had various leaks on water main in some buildings which would be a HOA expense. Electrical would be the bulk on this expense, and we are gathering bids on new lighting for the back of the property on the fencing side. Many homeowners have requested that better lighting be installed in the back. Also, management is looking into energy savings lighting & new fixtures for the front, back doors and large light fixtures on the breezeways. The monthly amounts that went out in the original budget mail out are correct and have not changed. We look forward to a great 2009. Have a safe and Happy Holiday! HOA fees are due in full on January 1st however, monthly payments will be accepted. Monthly coupon vouchers will not be sent so it’s important that your payment is received on the 1st of each month. Payment made after the 10th of the month will be assessed a $25 late fee. This year management has setup a lockbox with Bank of America. Make sure your unit number is on the check.
